Pricing factors
What drives the price: size, condition and repair
Size of the area
The biggest factor. Larger spaces need more material, more prep and more installation time. A typical 2-car garage is 400–500 sq. ft.; a 3-car is 600–800.
Condition of the concrete
Most slabs we inspect have at least one flaw: cracks, pitting, peeling or lifting. Each must be repaired before coating, and that work is priced into your quote.
Existing coatings
Old epoxy, paint or DIY kits that are peeling must be fully removed before a new system can bond. Removal adds prep time and is the most common surprise.
Steps, stem walls & edges
Coating stem walls, steps, aprons or walkways adds material and detail work, and a far more finished look.
Location & access
Crew travel and site access (second-story decks, tight basements) can affect the quote slightly.

Do you price-match?

Kits skip the two things that make a floor last: diamond grinding and crack repair. Without them the coating sits on top of the slab, so it peels under hot tires and lifts wherever moisture comes through, and it takes days to cure before you can park.
